Terms of Service of Rentor

1. Who we are

Rentor Corp ("Rentor", "we", "us") is a residential property management company and licensed California real estate broker, DRE #01527620.

2. What these Terms cover

These Terms apply when you make a payment to Rentor online through the MyRentor portal or a payment link we send you. This includes payments of:

  • Rent and other charges under your lease, such as utilities, late fees, returned-payment fees, and any other amount your lease provides for;
  • Application fees for a rental application; and
  • Security deposits and other move-in amounts.

These Terms also apply to anyone who makes a payment on a resident's or applicant's behalf.

All amounts are in United States Dollars (USD).


3. Your lease controls

The amount you owe, when it is due, and what happens if it is late are set by your lease agreement (or, for an applicant, your rental application) and by California law, not by these Terms. Nothing here changes your lease. Where these Terms and your lease disagree about what you owe, your lease governs.

Rentor collects these payments as the managing agent for the property owner, under a written management agreement, and holds them in a client trust account as required of a California real estate broker.


4. Refund policy

Payments are for charges you legally owe. Every payment made through the portal pays a valid charge under your lease or rental application, such as rent, an application fee, or another contractual lease charge. Because each payment satisfies a real obligation, payments are not refundable on request, and there is no refund or cancellation period.

When we do refund. We will refund or credit:

  • A payment made in error, such as a duplicate payment, a payment for more than the amount charged, or a payment applied to the wrong account;
  • An overpayment, which is credited to your account toward future charges or returned to you, as your lease and California law provide; and
  • Any amount California law requires us to return.

Security deposits are not refunded through this policy. They are held and accounted for after move-out as California law requires.

How refunds are paid. Refunds are returned to the original payment method where possible. Once issued, a card refund usually appears within 5 to 10 business days, depending on your bank. To report a payment made in error, contact us at Support@Rentor.com or 707.444.3835.


5. How you can pay

Where your property manager has enabled them, the portal may offer:

  • Bank account (ACH / eCheck): an electronic debit from a bank account you save in the portal.
  • Credit or debit card, Apple Pay, Google Pay: card payments are completed on a secure payment page hosted by Stripe, Inc., our card payment processor.

Availability of each method may be set per lease and may be turned off.

You are never required to pay electronically. California law requires that at least one form of payment that is neither cash nor electronic funds transfer remains available to residents, and it does. Contact us to arrange it.


6. Card processing fees

Rentor does not charge a convenience fee or surcharge. Rentor does not add any fee to your payment.

The card payment processor may charge a processing fee for paying by credit or debit card. If it does, the fee is shown to you before you confirm the payment, and you can avoid it by paying another way, such as by bank account (ACH / eCheck) or by check. Rentor does not receive any part of this fee. It is paid to the card payment processor, not to Rentor or the property owner, and it does not count toward your rent or any other amount you owe.


7. When a payment is applied

  • You will be shown the exact amount before you confirm. We apply payments to the oldest unpaid charges on your account first.
  • A payment is recorded against your account when it is accepted. It may take several business days to settle at the bank.


8. Returned payments

If a bank payment is returned (for example, for insufficient funds, a closed account, or a stop payment), the payment is reversed on your account, the balance is restored as unpaid, and your lease may allow a returned-payment fee.


9. Payment disputes and chargebacks

Please contact us first. If you do not recognize a charge, or you believe a payment was taken in error or for the wrong amount, contact us at Support@Rentor.com or 707.444.3835. We can usually fix it faster than your bank can. We will tell you what we have on record, and if we made a mistake we will refund it.

Card payments made through the portal appear on your statement as RENTOR CORP.

Your right to dispute. Nothing in these Terms limits your right to dispute a charge with your card issuer or bank. That right comes from your card or bank agreement and the law, and these Terms do not change it.

What happens when a payment is reversed. A chargeback reverses the payment, but it does not cancel an amount you owe under your lease or rental application. If a payment for an amount you genuinely owe is reversed, that amount is restored to your account as unpaid, and your lease terms for unpaid rent and other charges apply to it in the same way as to any other unpaid balance. If the dispute is decided in your favor because the charge was wrong, we will correct your account.

How we respond. When a payment is disputed, we may give the card network or bank the records of that payment, including your lease or application and the charges it paid. At the time a payment is authorized we record the signed-in user, the date and time, the network address and browser the payment was made from, and the amount shown. Our Privacy Policy explains how this information is handled.


10. Card and bank security

We never see, handle or store your full card number. Card payments are entered on a page hosted by Stripe on Stripe's own systems. Rentor receives only a confirmation, the card brand and the last four digits. Stripe is certified as a PCI Service Provider Level 1, the highest level available.

Bank account details entered for ACH payments are tokenized by our banking provider. We store only a token and the last four digits.


11. Privacy

Our handling of personal information is described in our Privacy Policy, which forms part of these Terms.


12. Changes to these Terms

We may update these Terms. The "Last updated" date above will change, and we will give notice through the portal or by email before any material change affecting payments takes effect.


13. Governing law and disputes

California law. These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules.

Talk to us first. If you have a dispute with us, please contact us at Support@Rentor.com or 707.444.3835 and give us a chance to resolve it. Most problems can be fixed this way.

Where disputes are decided. Any dispute that is not resolved informally will be decided by the state or federal courts located in Humboldt County, California, unless the law gives you the right to bring it somewhere else. Either party may bring a claim in small claims court if it qualifies.

No arbitration requirement or class-action waiver. These Terms do not require you to arbitrate, and they do not waive your right to take part in a class action.

Your rights as a resident are protected. Nothing in these Terms waives or limits any right you have under California landlord-tenant law, consumer protection law, or any other law that cannot be waived by agreement. Disputes about your tenancy are governed by your lease and by California law.

If any part of these Terms is found to be unenforceable, the rest remains in effect.
