WHAT IS YOUR ANIMAL POLICY?

It's the choice of the property owner whether or not to accept pets. If they do accept tenants with pets, we require you to answer some specific questions regarding the pet(s) on the application, as well as provide vaccinations records and a photo of the pet(s).  If you are qualified & selected for a unit, you may sign an Animal Agreement addendum as part of the Rental Agreement outlining the additional responsibilities that come with an animal.

Please note that registered service animals are not considered pets.



EXAMPLE Language Pet Addendum

This Animal / Pet Addendum dated , is an agreement among ___________________________________________________, "Tenant", and Rentor, "Landlord", and is made as a part of the Rental Agreement for the property located at ___________________________________________________.

In the event of a violation of any of the following terms and conditions, the Landlord shall have the right to immediately cancel this agreement and require the Tenant to immediately remove their animal from the premises. Cancellation of this agreement will not imply a waiver of the tenant's responsibility for any damages.

Landlord agrees to waive the No Animal / Pet restriction described in the Rental Agreement provided that the Tenant agrees to and meets the following terms and conditions:

  • Only the pet(s) listed and described below are authorized under this pet agreement. Additional or other pets must be approved by the owner/management. If during tenancy for whatever reason a pet is no longer on the premises, there will not be a reduction in rent or security deposit.
  • Tenant agrees to immunize pet(s) in accordance with the local laws and requirements and provide proof when signing agreement/lease or when requesting pet(s). Tenant agrees to keep pet(s) current on immunizations and provide proof at any time during tenancy if requested by owner/management. Tenant agrees to have dogs and cats spayed/neutered and provide proof when signing agreement/lease or when requesting pet(s).
  • Dog owners must provide proof of liability insurance within thirty days of renting or obtaining pet(s). This coverage may be available with a renter's insurance policy. Insurance should name Landlord as additionally insured and must not be allowed to expire at any time during the rental period. Tenant also agrees to provide proof of current insurance at any time during tenancy if requested by owner/management.
  • Dogs must be licensed in the jurisdiction where the rental property is located. Tenant is to provide proof within thirty days of renting or obtaining pet(s). Tenant also agrees to provide copy of current license at any time during tenancy if requested by owner/management.
  • Pets will not cause danger, damage, nuisance, noise, health hazard, or soil the apartment/unit, premises, grounds, common areas, walks, parking areas, landscaping or gardens. Tenant agrees to clean up after the pet and agrees to accept full responsibility and liability for any damage, injury, or actions arising from or caused by his or her pet(s).
  • Tenant warrants that their pet is housebroken. Tenant warrants that the pet has no history of causing physical harm to persons or property, such as biting, scratching, chewing, etc., and further warrants that the pet has no vicious history or tendencies.
  • Pets must be controlled at all times. Dogs must be kept on a leash while in common or unfenced areas. Tenant is responsible for ensuring that the dogs are securely contained so that they do not run loose or pose a threat to others. Tenant is responsible for maintaining any necessary fencing to contain the dog(s) and must keep droppings picked up. Barking will not be tolerated in that it is considered to be a nuisance to other tenants or neighbors. Proper disposal of cat litter (securely bagged) will be done on a frequent basis. Odors arising from cat litter will not be tolerated.
  • Birds will be properly caged. Seeds and droppings will be shielded or caught to prevent accumulation and/or damage to the carpet, floor, wall, and window treatments. Loud bird calls will not be tolerated in that it is considered to be a nuisance to other tenants or neighbors.
  • Fish aquariums will not leak and will be cleaned regularly to prevent foul water and/or odors. Tenants with large aquariums (over 10 gallons) will be required to provide evidence of liquid filled furniture insurance.
  • Tenant is to be responsible for controlling flea infestation while residing at the premises, and to thoroughly de-flea the unit upon vacating the premises. Tenant is to use a LICENSED EXTERMINATOR and provide owner/management with proof of services. Tenant also agrees to have the carpet professionally cleaned, and deodorized if needed, by a LICENSED CARPET CLEANING COMPANY upon vacating, and provide owner/management with proof of services. Tenant may be responsible for flooring replacement cost if there is damage.
