Allowable Income Document Types that we'll accept to verify your income.

  1. Pay Stubs (2 most recent required, pay-stubs over 3 months old will not be accepted)
  2. W2
  3. Tax Returns (Most recent years tax return. If recent years return is not available, please submit most recent on file as well as bank statement)
  4. Bank Statements
  5. Offer Letters
  6. Social Security Income Award Letters
  7. Financial Aid (FAFSA Award Letters, etc.) 
  8. Trust Funds
  9. Monthly Stipends
  10. Letter of Employment (if recently hired)


Not Allowed

  1. Hand written notes
  2. Manually created spreadsheets
  3. Cash deposits in bank account


  • Employed

    • Form W-2, or an Employment Offer Letter with start date and future pay if recently hired
    • Paystubs: 2 most recent
    • Photo ID: state license or passport only
    • In case you can’t provide an Employment Offer Letter, a recent one-month bank statement can be submitted as a supporting document.
    • Income documents will only be considered for applicants if from a local job or if it is verifiable the job is remote. 
  • Self-employed

    • Most recent years tax returns
    • Photo ID: state license or passport only
    • Proof of business
    • Recent one-month bank statement (please highlight deposits that are business related and redact any information regarding account numbers if you choose. Bank statement must show full name, date of statement, and deposits from income.) 
  • Contractor

    • IRS documents: 1099 or 1040 only
    • Paystubs: 2 most recent
    • Photo ID: state license or passport only
    • Recent one-month bank statement
    • An additional month of security deposit may be required (between 1.5 to 2 months)
  • International Employee

    • Form W-2, or an Employment Offer Letter if recently hired within last 3 months
    • Work permit
    • Paystubs: 2 most recent
    • Photo ID: state license or passport only
    • IRS documents if employed for more than a year (1099 or 1040 only)
    • In case you can’t provide an Employment Offer Letter, a recent one-month bank statement can be submitted as a supporting document.
  • Student

    • Photo ID: state license or passport only
    • 2 months security deposit
    • Student visa/permit if international student
    • If you do not have credit or cannot meet the required score, a co-signer must apply, sign the lease, and meet the Standard Qualifications.
  • Co-signer

    May either be employed, self-employed, a contractor, or an international employee. Refer to the categories above for their respective requirements.
