Application Instructions and Policies
- To apply, go to our website at www.Rentor.com, choose a property, and click APPLY NOW.
- It is a requirement that each applicant, 18 years of age or older, must fill out a separate application.
- It is required that the entire application is completed. Failure to supply information can mean denial of the application.
- Rentor only accepts applications signed by the individual submitting the application.
- Rentor processes applications after receipt. Selection is not a first-come, first-served process.
- Due to a high volume of submitted applications, there may be a delay in processing. We have several qualified applicants for all properties. The first qualified, completed application for each specific unit is reviewed by management at Rentor.
- When submitting an application, applicants must upload verifiable photo identification such as drivers’ license, military ID, state ID, or passport. Identification from merchant stores is not acceptable. Application may be cancelled or denied without adequate supporting documentation.
- Submitting an Application online is the easiest way to apply and will accelerate getting your application processed.
The Application/Processing Fee
- A $42.00 application fee is required per application, without exception, and is non-refundable.
- Every individual over 18 must fill out a separate application.
- This fee is to cover the costs incurred while processing the application.
- Valid ID required.
- You will need to submit proof of local employment income (current pay stubs from last two pay periods, tax returns, etc.) showing all adults combined monthly income totals at least 3x/monthly rent.
- You will need to provide 3 years of accurate landlord references (note: per FACTA Identity Theft regulations, we report false landlord references to credit bureaus and local law authorities)
- If you have pets, you are required to provide their information on the application. A digital photo of you with your pet(s) must be submitted along with vet papers showing the pet is up to date on shots and neutered/spayed. You may send photos to Support@Rentor.com or upload them to your application
- The general criteria verify the ability to support the rental income and care for the property. Negative findings on one or more of the three areas can cause a denial of an application: false documentation is immediate grounds for denial of an application.
- All applicants are required to supply reasonable, reliable, and legal documentation on all income; all documentation on income is required upon submitting an application.
- Examples of income are current pay stubs (preferred), letter of intent to hire, employee records, 1099 profit and loss statement, financial aid documents, social security documentation, monthly stipends, trust funds that feature your name, bank statements that feature your name and regular deposits, and other sources that will reflect the ability to make monthly rental payments.
- Rentor must be able to verify all income sources and reserves the right to disqualify applicants for failure to prove income, supply adequate documentation, or prove the ability to support rental payments.
- Rentor obtains a credit report for all applicants and does not accept copies of credit reports from applicants, no exceptions.
- Rentor accepts discharged bankruptcies if the prospective tenant has re-established good credit.
- Credit scores under 550 may be grounds for denial of an application.
Rental History or Property Ownership
- Rentor requires a minimum of three (3) years of rental history, and/or homeownership unless a co-signer is accepted or mitigating circumstances are proven.
- All references must be verifiable and family references are not accepted.
- Negative references can be grounds for denial of an application.
- Cosigners fill out the same application that would be filled out for tenancy and pay the $42 fee to be thoroughly processed to qualify as a cosigner for the property.
- Cosigners will then be sent a Cosigner agreement to be completed upon the prospective tenant being approved for a property.
- Having a qualified cosigner does not guarantee an applicant will be selected for approval.
- Rentor notifies applicants if they are qualified or unqualified within 5 business days of application, unless Rentor cannot complete verifications. If more documentation is required, Rentor will notify the applicant.
- All applicants applying together must qualify; denial of one applicant results in the denial of all applicants.
- Giving false information is automatic grounds for denial.
- Credit screening and criminal background checks are executed for every applicant. If we find evictions, unpaid balances due to landlords, credit score beneath 550, insufficient income, unsatisfactory references, felonies or recent bankruptcies are automatic grounds for denial.
- Unqualified occupants, pets and/or vehicles can also be a reason for decline.
